Black streaks on the roof
Gloeocapsa magma — a blue-green algae that feeds on the limestone filler in asphalt shingles. It holds heat, holds moisture, and shortens the life of the roof it is living on.

Low pressure and the right cleaner. Pressure is for concrete, not your siding or shingles.

Based in Cassville. We work the towns we live in and we answer our own phone.
We do not leave until you have walked the property and said it looks right.
Know what you are looking at
The stains on a house in the Ozarks are almost always organic growth — and organic growth does not come off with a garden hose or a rented pressure washer. It has to be killed, or it grows straight back.
Gloeocapsa magma — a blue-green algae that feeds on the limestone filler in asphalt shingles. It holds heat, holds moisture, and shortens the life of the roof it is living on.
Algae and mildew settle on the north and shaded sides first, where the sun never dries them out. Left alone it works into the seams and under the trim.
Concrete goes gray slowly enough that most people never notice. It is a mix of organic growth, road film and oil sitting in the pores of the slab.
What we clean
Homes, shops and fleets across southwest Missouri and Northwest Arkansas. If it is outside and it is filthy, it is on the list — and if it is not on the list, ask anyway.
The whole envelope: siding, soffits, fascia, shutters, trim, porch ceilings and the front door nobody ever gets to. Low pressure, the right cleaner, and enough dwell time to actually kill what is growing.
Black streaks and moss removed with zero pressure, so the granules stay on the shingles where they belong.
Driveways, sidewalks, patios and pads run with a surface cleaner — even edge to edge, no wand stripes left behind.
Inside and out, tracks and sills included. Purified water and a squeegee, not a rag and a prayer.
Debris pulled by hand, downspouts flushed and checked, and the mess hauled off — not blown into your flower beds.
Gray, weathered boards brought back with controlled pressure and a wood-safe cleaner. Ready to seal when we are done.
Trucks, trailers, skid steers and shop bays. Scheduled routes available so it never gets away from you.
Dumpster pads, playgrounds, grain bins, boat docks, storefronts, farm equipment. Send a picture and we will tell you straight whether we can clean it — and what it will cost.
How it works
You should not have to sit through an appointment to find out what a house wash costs.
Text 417-665-9027 with a picture of the house, roof or driveway and your address. That is the whole ask.
Usually the same day, in writing. No ranges, no “starting at,” no pressure to book on the spot.
We give you a window and we show up inside it. If weather moves us, you hear it from us first.
Before we pull out, you walk the property. Anything you are not happy with, we are still there to fix it.
The results
Soft washing, surface cleaning and no-pressure roof work. Nothing here is a paint job — it is the surface that was already under there.
Where we work
Barry County is home base. From there we run the Table Rock Lake towns, the Springfield metro, the Joplin and Four States corridor, and all of Northwest Arkansas.
Straight answers
It can, which is exactly why most of what we do is not pressure washing. Houses and roofs get soft washed at roughly garden-hose pressure, with a cleaning solution doing the work instead of force. High pressure is reserved for concrete, where it belongs.
No. We need access to an outside water spigot and gates unlocked. Most customers are at work while we are there and see it for the first time when they pull in.
Beds get pre-wet before we start and rinsed again when we finish, which keeps anything from sitting on the leaves. Point out anything delicate when we arrive and we will cover it.
It depends on square footage, stories, and how far gone the surface is, so we do not publish a number we would have to walk back. Text a photo to 417-665-9027 and you will get a real price, not a range.
Most house washes run two to four hours. A roof takes a bit longer. Driveways are usually under two. We tell you the window when we book it.
We cover a 100-mile radius from Cassville, which takes in Barry County, the Table Rock Lake towns, the Springfield metro, the Joplin and Four States area, and all of Northwest Arkansas.
Yes. Storefronts, dumpster pads, sidewalks, apartment buildings and fleet accounts on a set schedule. Ask about recurring pricing.
